Real Blue transfers senior citizens’ residential property to open-ended special fund “Real Blue Senior Living” as planned
Following successful completion of construction and commissioning, Real Blue Kapitalverwaltungs-GmbH (Real Blue), the capital management company of the Drees & Sommer Group, has taken over the senior citizens’ residence “Auf der Litten” located in the Frillendorf district of Essen into the portfolio of the open-ended special AIF “Real Blue Senior Living” as planned. The fund focuses on sustainable investments in the field of self-determined living in old age.
The new-build property comprises around 3,000 square metres of gross floor area and was built in accordance with the KfW Energy Efficiency House Standard 55. It has eight assisted living units and four outpatient assisted living communities with a total of 48 places. There are 14 car parking spaces available in the outdoor area. The site is located in the middle of a mixed, multi-generational district in an established location in Essen-Frillendorf – an environment that promotes integration, social participation and neighbourly cooperation.
“With the completion and transfer of the property to our fund, we are strengthening our strategy of sustainable real estate investments geared to social needs,” explains Michael Eisenmann, Managing Director of Real Blue Kapitalverwaltungsgesellschaft. “The project fully meets the ESG criteria of our fund – both in terms of CO₂ intensity, energy efficiency and social impact. It is an example of how modern senior living concepts and ecological construction quality can be brought together.”
The project developer, general tenant and operator of the site is the Humanika Group, a specialist in alternative forms of living such as outpatient residential communities and assisted living that operates throughout Germany. Humanika implements a holistic care concept in Essen that focuses on individual living, individual care services and social participation.
The open-ended special fund “Real Blue Senior Living” is aimed at institutional investors and, in accordance with Article 8 of the EU Disclosure Regulation, pursues a sustainable investment strategy that promotes environmental and social characteristics.
