Trei Real Estate (Trei), an international project developer and asset manager, has completed the first construction phase of the UP2U rental housing project in Poznań (Poland). Around 460 apartments will be built by 2026 on a total living space of around 19,300 square metres, of which the first 330 have now been completed. The one- to three-room apartments have a living space of 26 to 65 square meters and are rented furnished. In addition, around 875 square metres of commercial space, an underground car park and green terraces will be created. Construction of the project began in December 2023. The investment volume amounts to around 51 million euros.
“The private rental housing market in Poland is still at the beginning of its development. Especially in the big cities like Poznań, demand exceeds supply. With low regulation at the same time, rents have risen continuously in recent years. We were able to complete the 330 apartments from the project phase on time and demand was high – the first tenants will move in as early as October 2025,” says Pepijn Morshuis, CEO of Trei Real Estate.
The project meets high ESG standards. Among other things, photovoltaic systems for the use of renewable energies and rainwater treatment for irrigation of the green spaces are planned. In addition, cycle paths and bicycle parking spaces are being created to promote environmentally friendly mobility. The sustainability of the project has already been confirmed by a BREEAM certification with a “Very Good” degree of excellence.
Poznań is located in western Poland in the Greater Poland Voivodeship and is the fifth largest city in the country. The historic city has about 530,000 inhabitants and is known for its numerous universities and colleges as well as for the Renaissance-style old town. Trei’s residential project is located in the north of the city in the Winiary district, which is very well connected to the city centre via main roads, S-Bahn and bus connections. Right next door is a hypermarket that is leased to the Polish retail chain Biedronka and is also part of Trei’s portfolio.
