Stuttgart city centre is set to gain a new fitness and wellness venue

The family-run property company WÖHR + BAUER has secured two new tenants for the H33 regeneration project in Stuttgart’s Hospitalviertel district. The Reformer-Pilates studio YTTP and the Modern Bodywork Studio Soulhouse will occupy approximately 280 square metres and 350 square metres respectively on the ground floor. The opening is scheduled for the first quarter of 2027. This means the entire ground floor is now fully let.

“With Soulhouse and YTTP, we’re creating a real lifestyle factor for the whole neighbourhood. Bustling ground-floor areas and office properties that offer more than just a workplace are becoming increasingly important for modern city-centre locations. That is exactly what H33 stands for,” says Sven Kübler, Head of Letting Management at WÖHR + BAUER. The letting to the two companies was arranged in collaboration with Miriam Reinauer from Colliers.

New fitness and wellness facilities for the Hospitalviertel

With YTTP and Soulhouse, two modern fitness and modern bodywork concepts are coming to H33, expanding the range of options in Stuttgart’s Hospitalviertel with new opportunities for exercise, training and recovery. Both concepts benefit from the central location: YTTP and Soulhouse cater to workers, local residents and visitors right in the heart of Stuttgart city centre.

YTTP (Your Transformation to Power) is opening a studio in the Hospitalviertel district, specialising in Reformer Pilates. The training concept combines Pilates with elements of strength training and yoga, and is aimed at both beginners and experienced athletes. The focus is on strength and flexibility, as well as group training and a sense of community. With this new studio, YTTP is bringing its growing fitness concept to a central location in the heart of Stuttgart. The popularity of YTTP is part of a clear industry trend: according to the 2025 Look Back Report by the booking platform ClassPass, Pilates was the most booked form of exercise worldwide for the third year running, with a 66 per cent increase in bookings compared with the previous year. Reformer Pilates saw the strongest growth, with a 71 per cent increase. In 2025 alone, ClassPass recorded more than 15 million Pilates bookings and over 27 million search queries for the term ‘Pilates’. With its new studio in the Hospitalviertel, YTTP is responding to this demand and systematically expanding its Reformer Pilates offering in Germany.

“Stuttgart represents an important step for us in our nationwide expansion. Demand for Reformer Pilates is growing faster than almost any other form of exercise; we see this both in our existing studios and in the latest industry figures. At WÖHR + BAUER’s premises at Hospitalstraße 33, we have found a location right in the heart of Stuttgart that fits our concept and allows us to inspire even more people in Stuttgart to take up Reformer Pilates,” says Jan Graffelder, Managing Director and Head of Expansion at YTTP.

At H33, Soulhouse is creating a space for modern bodywork in the premium segment. Its offering combines massage, assisted stretching and facial treatments under one roof. All treatments are tailored individually to each client’s body and carried out by in-house, certified experts. In doing so, the company is bringing a professional standard to a market that was previously highly fragmented and had long been characterised by individual providers and inconsistent quality. And this is despite the fact that around 20 billion euros are spent annually in Europe on wellness massages alone. Soulhouse is filling this gap with a category of its own: modern bodywork as a natural part of an active lifestyle, in which self-care is not a rare treat but a fixed fixture in the diary.

“We are building Europe’s first brand for modern bodywork. Our vision is to make our services so reliable and accessible that they become a natural part of everyday life. We want Soulhouse Studios to be as close at hand in every major German city as your favourite café, and for a regular self-care session to be as normal as a visit to the gym. Following Hamburg, Berlin, Düsseldorf and Munich, Stuttgart is the next logical step. We’re taking our studios to where people live and work. WÖHR + BAUER’s premises at Hospitalstraße 33 is exactly the right location for this,” says Benjamin Schroeter, founder and CEO of Soulhouse.

Hospitalstraße 33 offers YTTP and Soulhouse a central location right in the heart of the Hospitalviertel – surrounded by offices, flats, shops and restaurants, and just a few minutes’ walk from Stuttgart city centre and the ever-popular Stuttgart West district. At the same time, staff at H33 benefit from fitness and wellness facilities right in the building, whilst the Hospitalviertel gains two new hubs. It’s a match that benefits tenants, neighbours and visitors alike.

Modern working environments in the heart of Stuttgart

The H33 offers a total of around 4,300 square metres of flexible office, law firm and service space in a central city-centre location. Further attractive rental units, starting from around 640 square metres, are currently still available and allow for a variety of usage concepts – from traditional office layouts to modern open-plan workspaces.

The H33 combines high-quality living spaces with an urban location in Stuttgart’s popular Hospitalviertel district. Generous windows, openable features, and balconies and terraces for all units create a high-quality working environment with plenty of natural light and a high quality of life. With YTTP and Soulhouse, fitness and wellness facilities are now available right within the building. Added to this is the diverse range of amenities in Stuttgart city centre and excellent links to public transport.

A resource-efficient transformation with a vision for the future

In its regeneration project, WÖHR + BAUER has deliberately chosen to preserve the existing building structure rather than construct a completely new building. This has enabled significant reductions in CO₂ emissions and the conservation of valuable resources. In addition, the building has undergone extensive energy-efficiency upgrades and been enhanced with sustainable features such as a green roof terrace. The aim is for the H33 to achieve LEED Gold certification. Furthermore, compliance with the EU Taxonomy in accordance with DGNB standards is being assessed.
