The ZBI Group is taking over the high-rise complex with 345 modern residential units for the open-ended real estate fund UniImmo: Wohnen ZBI
The ZBI Group is strengthening the portfolio of the open-ended real estate fund UniImmo: Wohnen ZBI with the completion and takeover of a new construction project in the new Pergolenviertel in Hamburg-Winterhude.
The takeover of the high-quality residential high-rise building follows the new construction projects in The Hague and Linz, which were already taken over in 2025, and underlines UniImmo’s focus on core locations. “The takeover of the project is thus another substantial building block in UniImmo’s strategic orientation: Wohnen ZBI,” emphasises the responsible fund manager Sarah Dral.
The residential quarter with an attractive tenant mix will be transferred to the fund’s portfolio when it is completed in August. On up to 18 floors, the property offers modern living space for different needs and stages of life – for young professionals, families and the elderly as well as for students and familyless young people. In addition to the classic rental apartments, the diverse housing concept includes 166 subsidized student apartments and 20 residential units for the project “Here lives Hamburg’s youth”.
The attractive brick building forms the keystone of the new Pergolenviertel, a modern, lively district with a variety of housing forms on a total area of 27 hectares directly at the “Rübenkamp” S-Bahn station. The Pergolenviertel combines urban life and green surroundings as well as the neighboring districts of Winterhude, Barmbek and Alsterdorf.
The ZBI Group already bought the property in 2021 in a forward deal for the open-ended real estate fund UniImmo: Wohnen ZBI from WOHNKOMPANIE Nord, a company of the ZECH Group.
The first tenants of the residential units will move in as early as August. The first commercial space in the property has also already been rented: The City Nord location of Emily Kindertagesstätten gGmbH will open to young visitors in mid-August 2025, and a specialist group practice will use another commercial space.
“Vertical neighborhood development requires special care in planning and implementation. With the project in the Pergolenviertel, we are showing how diverse uses can be successfully combined with each other,” says Marcel Schramm, Head of Commercial Project Development at the ZBI Group.
