23 years of shared growth: OSMAB and ALCARO hand over new logistics building to APOSAN in Cologne-Kalk

Since 2003, the OSMAB Group and the pharmaceutical and homecare company APOSAN have been linked by a steadily growing tenancy partnership in Cologne-Kalk. The collaboration has now reached a new milestone: on the site covering approximately 20,500 square metres at Dillenburger Straße 100, OSMAB and ALCARO have completed a new logistics facility tailored to APOSAN’s requirements. The property was officially handed over to APOSAN at a joint site-opening ceremony on 2 November.

This new development marks the continuation of a process that has spanned more than two decades. Since the first tenancy began in 2003, APOSAN has steadily expanded its premises within OSMAB’s portfolio in Cologne-Kalk. With the new logistics property at Dillenburger Straße 100, the company now occupies a total of around 7,400 square metres of leased space with OSMAB.

“Our collaboration with OSMAB has grown over many years. What has always been crucial for us is that our requirements have been understood and that we have jointly developed solutions that are in line with our business development. The new site on Dillenburger Straße is therefore far more than just additional space. It is the result of a long-standing, reliable partnership and creates the conditions for us to take the next step in our development,” says Dr Susanne Roeb, Managing Director of APOSAN GmbH.

A bespoke new building based on the tried-and-tested Log Plaza concept

The new building was designed in line with ALCARO’s tried-and-tested Log Plaza concept, whilst also being tailored to APOSAN’s specific requirements. The property comprises 1,860 square metres of logistics space, as well as 310 square metres of office and staff facilities.

The logistics hall has a maximum storage height of 7.5 metres, as well as sunken courtyards and ground-level access points. The hall is heated and cooled using air-to-air heat pumps. The office spaces are air-conditioned and equipped with, amongst other things, underfloor heating, external sun blinds and a fibre-optic connection. A photovoltaic system with a capacity of 183 kWp is also installed on the warehouse roof.

“With our Log Plaza concept, we have a tried-and-tested standard for modern and future-proof logistics properties. At the same time, when it comes to user-specific development, there is no off-the-shelf solution. It is precisely this close coordination between the user, the owner and the project developer that we believe is a key factor for success,” explains Markus Kroner, Managing Director of ALCARO Invest GmbH.

OSMAB continues to expand its portfolio in Cologne-Kalk

With the development of Dillenburger Straße 100, the OSMAB Group is further strengthening its already substantial presence in Cologne-Kalk. The Group now owns 19 buildings in the immediate vicinity, with a total lettable area of around 82,400 square metres.

The portfolio includes, amongst other things, the eight O-WORK Offices buildings in the area around Gottfried-Hagen-Straße and Rolshover Straße; the b4 Campus, comprising four buildings and a data centre at Dillenburger Straße 56–70a; two buildings used by the City of Cologne’s theatres as workshops and a logistics hall on the street In den Reihen; and other commercial properties in the immediate vicinity.

The mix of uses ranges from office, medical practice and administrative space, through to data centre and workshop space, and includes logistics properties. In addition to APOSAN, tenants include various administrative departments of the City of Cologne and numerous companies.

“For us, Cologne-Kalk has been far more than just a single property location for many years. We have gradually built up a significant portfolio here and are supporting the long-term development of the neighbourhood. The fact that we have now been able to realise a property for APOSAN – a tenant that has been growing with us for more than 20 years – brings together two key elements of our corporate philosophy: long-term partnerships and the sustainable development of our property portfolio,” says Anton Mertens, Chief Executive of OSMAB Holding AG.

Mertens adds: “Particularly in a challenging economic climate, we want to invest and develop in areas where we are confident about the location, the use of the property and the long-term prospects. Dillenburger Straße 100 is a good example of this.”

The handover of the keys is not the end of the story

On the site at Dillenburger Straße 100, alongside the new APOSAN building, there are already two existing buildings offering a combined total of around 16,000 square metres of lettable space, which offer further development potential.

OSMAB is currently examining how the site can be further developed in the long term and how the existing structures can be utilised in a sensible and sustainable manner. The completion and handover of the new APOSAN building mark the start of another success story.

As part of the site celebration on 2 November, OSMAB, ALCARO and APOSAN, together with project stakeholders and guests from the business and political worlds as well as local residents, celebrated the completion of the new building and the symbolic handover of the keys.
