360 Operator opens new apartment building of the Staytoo and Stayurban residential concepts in Nuremberg

360 Operator, the platform for residential and commercial operator concepts and brands, opens the new mixed-brands apartment building at Welserstraße 88 in Nuremberg. For the first time, the project combines the two residential concepts Stayurban with Business Apartments and Staytoo Apartments for students under one roof. A total of 132 high-quality furnished apartments were built on the approximately 1,880 square metre site in the northeast of Nuremberg, including 69 units of the Stayurban brand and 63 apartments of the Staytoo brand. The property includes 36 car parking spaces and 114 bicycle parking spaces.

In addition to the fully equipped one- to two-room apartments with sizes ranging in size from 17 to 40 square metres, the house offers an extensive range of communal areas, including a roof terrace, a fitness and yoga area, co-working zones within a large fireplace lounge with coffee corner and a washing lounge with app control. The all-in rents for the student Staytoo apartments start at 685 euros per month and for the Stayurban business apartments at 1,100 euros.

The project, with a living space of around 3,030 square metres, consists of a renovated existing development and two new storeys facing the main street as well as a supplementary new building facing Von-Fürer-Straße. Both parts of the building were built according to high energy standards: the existing building meets the KfW 55 EE standard, the new building the KfW 40 QNG standard. The heat supply is provided by district heating. There is also a green roof area.

With the Staytoo brand, 360 Operator is aimed at students, trainees and interns. Stayurban is aimed at young professionals, expats, digital nomads and anyone who is new to a city and is looking for a furnished apartment and a welcoming community.

“With our second project in Nuremberg, we are continuing our expansion course and creating a hybrid living concept that brings students and young professionals together in a common house,” says Anja Müller, COO of 360 Operator. “Both living concepts complement each other ideally – Staytoo stands for student housing with a strong community spirit, Stayurban for flexible and modern living solutions for young professionals.”

“It was important to us to preserve existing structures and at the same time create a modern, sustainable ensemble,” says Frank Brütting, Managing Director of Plan & Vision / Sonnenhaus GmbH, which is the planner and owner of the apartment building. “By combining renovation and new construction, we were able to preserve architectural substance and at the same time achieve a sustainable, energy-efficient standard.”

Another Staytoo apartment building at Äußere Bayreuther Straße 113 in Nuremberg has been part of 360 Operator’s portfolio since the beginning of 2021. Through targeted optimizations, a constant capacity utilization of almost 100 percent has been achieved over the past three years. With the comprehensive redesign of the Community Spaces at the end of 2024, the location was further upgraded.
