DRIVEN has acquired a 2,260 square metre plot of land in Berlin-Pankow. At Grabbeallee 1, the project developer wants to build an apartment building with four upper floors and up to 74 residential units. Until a few years ago, the property was used by a stonemason, then by an association. Now that the purchase has been completed, DRIVEN plans to submit the building application by the end of 2025. After receiving the building permit, a construction phase of about 18 months is expected.
“A great residential area in Berlin, a commercial property that is no longer needed – these are the ideal conditions for our new project,” says Ingo Weiss, Managing Partner of DRIVEN. He adds: “After the framework conditions for residential project developments in Berlin were difficult to plan economically for several years, we now see a market environment that is becoming attractive for us again.”
A lot of emphasis is placed on sustainability in the construction. The building will be constructed according to the Kfw-40 standard and in accordance with the requirements of the Sustainable Building Quality Seal (QNG) of the Federal Ministry of Housing, Urban Development and Construction. The energy supply is provided by heat pumps, PV elements on the roof and grid electricity.
There are various bus and tram stops in the immediate vicinity that provide good public transport connections. In addition, the Bürgerpark Pankow with the plank is located on the opposite side of the street.
