The AVENTOS Group has acquired an approx. 14,600 m² plot of land in Berlin-Spandau. On the “Am Oberhafen 24” site, AVENTOS is planning 11,500 m² of co-industrial space according to its new BENTO Box concept. Around 45 rental units with a size of 150 m² to 400 m² are to be built on this commercial estate. The property was sold by the insolvency administrator over the assets of Euroboden 42 GmbH, Oliver Schartl from the law firm Müller-Heydenreich, Bierbach & Kollegen. The debt capital for the project development is provided by Hamburger Sparkasse. AVENTOS was legally advised on the transaction by Greenberg Traurig. The environmental due diligence was carried out by LANDPLUS GmbH.
“BENTO Box” are sustainable commercial units with extremely sought-after space sizes. This will offer companies modern and comfortable commercial space for efficient work, which can be rented digitally and at short notice. AVENTOS is currently developing the first BENTO-Box spaces in its Mannheim VAREAL business park, which also offers significantly larger space units.
“For the first time, modern, flexible and sustainable co-industrial space will be developed on this site exclusively according to our BENTO Box concept,” says Dr. Karim Rochdi, Managing Partner of AVENTOS. He sees a high demand: “The supply of space in Berlin’s industrial and commercial real estate market is limited, especially in the small-scale segment. There is practically no space available in the inner city area and even in comparable commercial locations, the high demand meets scarce space stock.”
The property at Oberhafen 24 in Spandau is located in the northern part of the Südhafen, an important port facility that has a long history as a commercial and industrial location. The southern port of Spandau is an important transshipment point for goods and commodities. With its strategic location at the confluence of the Havel and Spree rivers, the port plays a decisive role in the movement of goods in Berlin. While the Lower Harbour still functions as a bustling trading centre and has a lively hustle and bustle of ship traffic, goods distribution and commercial activities, the Upper Harbour currently offers untapped potential. The location directly on the water also makes it possible to offer future users attractive recreational and open spaces.
BENTO Box: Modern, flexible, sustainable
The areas on the ground floor are accessed (per unit) via a separate sectional door and have a clear room height of at least 4.80 metres. They are therefore ideal for light production, R&D, as a workshop or for storage. On the upper floor, there is space for additional workshop workplaces, social or office space. The areas are aimed at craftsmen, start-ups and other smaller companies, among others, which are often neglected in Germany’s current commercial space landscape. Existing space offers are often too large, outdated and require long-term leases. AVENTOS wants to change this with the BENTO BOX surfaces.
The individual units can be rented individually or combined on a modular basis to form larger units of up to 1,000 m². In addition to users renting a single unit, it can also create spaces for SMEs or the innovation departments of large companies.
By taking into account extensive ESG measures and certification, an ESG-compliant real estate product is created – among other things, through resource-saving construction and the use of renewable raw materials. Other concrete measures include photovoltaic systems, electric charging stations and green roofs to promote biodiversity – which not only serves sustainability, but also contributes to increasing attractiveness for users.
The term BENTO comes from Japan, where it describes a box in which a wide variety of dishes can be rearranged and combined again and again with the help of dividers.
