The private real estate fund manager Henderson Park and the project developer HAMBURG TEAM have signed the general contractor agreement for the HAINWERK office building in Berlin-Friedrichshain. Adolf Lupp GmbH + Co KG was commissioned with the building construction work in a joint venture with the façade construction company Medicke. The start of building construction and the signing of the contract marks another milestone in the realisation of the sustainable urban development project.
The HAINWERK is being developed in Berlin-Friedrichshain as part of a mixed-use ensemble by HAMBURG TEAM on behalf of Henderson Park. The office complex is being built in CO₂-reduced timber hybrid construction and comprises around 19,350 m² of modern office space, supplemented by 930 m² of retail space and a supermarket with 2,400 m², plus spacious outdoor areas. Characteristic features are exposed wooden ceilings, large balconies facing the urban space and elaborately landscaped roof terraces in the inner courtyard of each office floor. An intelligent development concept enables flexible, tenant-specific space layouts. Completion is scheduled for August 2027. At the same time, the FRIEDRICH residential ensemble with 125 apartments is being built, the shell of which is already well advanced and will be completed as early as June 2026.

The project complies with the BEG 40 building energy standard, meets the highest ESG standards and is climate-neutral in operation. The heating and cooling supply is provided by geothermal energy, heat pumps and photovoltaics. DGNB Platinum, LEED Platinum and Wired Score Platinum certifications are planned.
