Areal Consulting GmbH (AREAL) has completed the new headquarters in Berlin in record time on behalf of LUWIN Real Estate as owner-representative for the tenant mkk – meine krankenkasse. In a challenging market environment, the project is one of the few large-scale lettings in the capital. In just seven months, a rental area of 7,500 m² was fully expanded.
The new location is located at PALLEE 96 on the site of the former Robben & Wintjes fleet at Prenzlauer Allee 96, an area steeped in history that was given new perspectives by the design competition of O&O Baukunst. Realized as a building construction, a striking new building for residential and office buildings was built here between 2019 and 2023, which was developed with special consideration for the listed neighborhood of the UNESCO World Heritage Site Carl-Legien-Siedlung and has been managed by LUWIN Real Estate since completion.
AREAL took over the individual and tailor-made expansion of the office space to the administrative structure of mkk – meine krankenkasse. The aim was to reconcile functionality, employee friendliness and brand identity. The result is a spatial concept that meets both the aesthetic demands of the architecture and the operational requirements of a modern health insurance company.
Particular attention was paid to the choice of materials and colours: the natural tonality of the shell limestone and the restrained façade materials were taken up in the interior and supplemented by accents in the corporate colours of mkk – meine krankenkasse. This created a subtle dialogue between historical surroundings and contemporary brand identity.
A central element of the project is the representative customer center on the ground floor. With an open, inviting concept and excellent connections to the S-Bahn, tram and bus, it offers ideal conditions for visitors and employees. The design concept combines transparency with functionality and underlines the role of mkk – meine krankenkasse – as a modern healthcare provider.
