HIH Projektentwicklung repositions office building in Cologne city centre

HIH Projektentwicklung has been commissioned by an institutional investor to refurbish and reposition an existing office building in Zeughausstraße in Cologne’s city centre. The project will create a multi-tenant property in a central downtown location of the cathedral city.

The development includes the transformation of vacant office space into modern, representative and flexibly divisible working environments. This is complemented by the comprehensive upgrading of the ground floor and the access areas. With the planned addition, the building will be expanded to a total lettable area of around 6,600 square metres after completion of the repositioning. Green inner courtyards, additional balconies and a spacious roof terrace with a view of Cologne Cathedral increase the quality of stay for users. Completion is scheduled for the last quarter of 2028.

“The refurbishment follows a holistic ESG approach. The preservation of the building structure reduces the use of grey energy and makes a significant contribution to CO₂ reduction,” says Jens Fieber, Managing Director of HIH Projektentwicklung. “A comprehensive energy concept with a striking façade, innovative ventilation and cooling technology, thermally insulated roofs and modern windows ensures maximum energy efficiency. The result is a building that meets the highest requirements in terms of sustainability, efficiency and future viability.”

With the development in Zeughausstraße, HIH Projektentwicklung is consistently continuing the strategic realignment initiated last year and underlining its focus on a sustainable transformation of the real estate portfolio and the targeted expansion of growing third-party business.
