The Silverton Group (Silverton) has concluded two further leases in the office property at Otto-Hahn-Straße 10 in Meerbusch, thus achieving full occupancy of the approximately 3,100 square metre property. The new tenants are Lehmann Natur GmbH and Bolton Deutschland GmbH, which together have leased around 950 square metres on a long-term basis. This means that a few weeks after a lease to Corall Ingenieure, the vacancy rate within the property has been completely reduced, a sign of Silverton’s high quality of location and efficient asset management.
Bolton Deutschland GmbH is taking over around 500 square metres of office space and will set up its administrative headquarters there in the long term. The brokerage was carried out by Aengevelt Immobilien GmbH & Co. KG.
Lehmann Natur GmbH, a producer specialising in organic food, is relocating its location within the property to an office space of around 450 square metres, which will be specifically designed according to modern New Work principles. In addition, the company rents storage space, parking spaces and the kitchen in the basement. Dentos Europe (Germany) provided legal advice to the landlord on this deal.
The property is part of the Elephant portfolio, which Silverton acquired as a local partner together with EPISO 5, a fund managed by Tristan Capital Partners, in 2019 and has been managing as an asset manager ever since. The building is certified with the label “BREEAM Bestand gut”. In addition to the new tenants, GEL Express Logistik GmbH and Corall Ingenieure GmbH are also located in the building.

With full occupancy, the property has been stabilised, and smaller capex measures and individual tenant fit-outs will further increase the quality of the property in the future,” emphasises Sebastian Steinert, Managing Director of Silverton Asset Solutions GmbH, which is part of Silverton.
The three-storey office building, built in 2006, is located on an approx. 4,000 square meters of land. It has 64 outdoor and 19 underground parking spaces, including e-charging stations. The connection to the A44 and public transport is excellent.
