The VIVIT Group, an investment and real estate manager and portfolio developer specialising in office, residential and commercial properties, has leased almost 600 m² to the advertising agency Kundenbinder in the Parkside portfolio development in Essen. The agency will move into the areas from November. The letting was accompanied by the real estate service provider Brockhoff GmbH.
Parkside offers a total of around 2,200 m² of office rental space spread over four floors in Essen’s West District. The property dates from 1955 and originally belonged to Krupp’s industrial and factory halls. For many years, it was the headquarters of a turbine manufacturer belonging to the AEG Group. VIVIT acquired the building at the beginning of 2024 together with its joint venture partner SCOPUS Capital and repositioned it on the market with a sustainable, market- and user-oriented concept. The resource-saving conversion has created a modern office space in an urban-industrial style, which has been upgraded conceptually and energetically. Flexible room concepts create open spaces, classic offices or meeting zones – depending on the needs of the users. The Swiss laboratory technology manufacturer Büchi is already located as an existing tenant. There are still around 1,100 m² of vacant rental space available, for which VIVIT is in contract negotiations.
“We are giving the historic property a new character by highlighting its urban and modern values. We are not concerned with the pure allocation of space, but with the deliberate repositioning in the market. With Parkside, we have created a place with its own identity, authenticity and urban liveliness,” says Gabriele Wilke, Associate Director Letting at VIVIT, adding: “We are specifically addressing tenants who share this approach and contribute to the revitalization and further development of the location through their use. With Büchi as an existing tenant and the new lease by the Kundenbinder agency, a curated mix of uses is being created that underlines our goal: creating values that are economically sustainable and enrich urban life.”
Katharina Krause, Head of Operations at Kundenbinder, explains: “As a creative agency, we attach great importance to an inspiring working environment with character. Parkside offers just that – a successful combination of history, urban charm and modern functionality. We look forward to growing new ideas here and actively promoting the location.”
The Parkside scores with its excellent transport connections. The Berliner Platz underground station is in the immediate vicinity and is very well connected to public transport: Essen’s main train station can be reached in 10 minutes. Düsseldorf International Airport is half an hour away by car. The property includes car and bicycle parking spaces, and further parking facilities are within walking distance in the surrounding area. The location close to the city centre also offers attractive leisure opportunities: the Weststadt Park, several hotels as well as numerous restaurants, fitness studios, leisure facilities and shopping facilities.
