Stoke Park Capital completes revitalisation of historic Oberpostdirektion in Berlin

With the completion of the tenant fit-out for the Federal Institute for Real Estate (BImA), Stoke Park Capital, together with the Fortress Investment Group, marks the successful completion of the revitalisation of the listed Oberpostdirektion in Berlin-Charlottenburg. This means that one of the most important buildings of Berlin Expressionism of the 1920s is once again in full use – in a form that meets the requirements of modern working environments as well as the demand for architectural identity and sustainable development.

Revitalization of a Berlin architectural monument with a view to sustainability and future viability

The ensemble, built between 1926 and 1928 according to plans by Willy Hoffmann, has been extensively renovated and modernised. In 2018, Stoke Park Capital – in a joint venture with funds managed by Fortress Investment Group and affiliated companies – acquired Oberpostdirektion. The basic fit-out was completed in 2022, and the final tenant fit-out for BImA took place in 2024.

“The revitalisation of the Oberpostdirektion was a challenging and at the same time inspiring task,” says Christoph Unger, Managing Director of Stoke Park Capital. “For us, the combination of historical substance, sustainability and modern use is an expression of contemporary urban development. We are particularly pleased with the consistently positive feedback from the tenants – they experience the building as an inspiring, dynamic place with a historic character and a high quality of stay.”

The property, located at Dernburgstraße 50 in 14057 Berlin, now comprises around 29,000 square metres of modern office space on eight floors. The historic building with its four wings and characteristic hall building has been restored in accordance with the requirements of a listed building and equipped with flexible loft structures inside. All interior walls in the office space were gutted for this purpose, so that both open-space concepts and small-scale office units can be realised – a special feature in a listed building.

As part of the structural measures, a complete pollutant remediation was carried out. In addition, the building received a new refrigeration and ventilation system, a new electrical installation and a high-performance fibre-optic connection. The historic façade and roof were extensively repaired, as were the sun protection systems. Barrier-free access and a new elevator ensure convenient access. Modern shower rooms are available for bicycle commuters. The green, exclusive parking area offers space for recreation, supplemented by additional car and bicycle parking spaces as well as charging stations for electromobility. Bollinger + Fehlig Architekten acted as architects.

Ecologically exemplary: LEED Platinum for the Oberpostdirektion

One focus of the revitalisation was on energy-efficient modernisation: the building was awarded the LEED Platinum standard, the world’s most important standard for sustainable construction. Technically and infrastructurally, it meets the highest requirements in terms of sustainability, energy efficiency and user comfort.

Strong tenant structure – 20 percent still available

In addition to the BImA, the Internet companies mobile.de and Kleinanzeigen have already moved into the property with their company headquarters. Building section 3 with around 7,000 square metres currently still offers attractive office space – ideal for companies looking for a modern, but also representative and identity-creating location.

Location with history and perspective

The building was originally designed as a central Oberpostdirektion for over 1,000 employees of the Deutsche Reichspost. It was still used by Deutsche Telekom until 2019. Today, the listed ensemble presents itself as an architecturally and functionally reinterpreted place for modern working environments in the capital.
