Catella Investment Management GmbH (CIM), together with the KVG platform Catella Real Estate AG (CREAG), has completed the purchase of a new residential building in the Weitlingkiez in Berlin’s Lichtenberg district. The apartment building was acquired for the real estate public AIF Catella European Residential (CER). The seller is OTTO WULFF Projektentwicklung GmbH.
The six-storey new residential building has 37 residential units with a total living space of around 3,000 square metres. The apartment sizes of the two- to four-room apartments range from 55 to 110 square meters. Each unit has a private outdoor area in the form of a balcony, loggia or roof terrace, as well as underfloor heating. In addition, each apartment is equipped with a fully equipped kitchen. In the basement there is an underground car park with 21 parking spaces. In addition, the property offers 106 bicycle parking facilities. Completion of the apartment building is scheduled for the end of 2025.

The building meets the EH 55 efficiency house standard (also known as KfW 55) and is connected to the district heating network. A photovoltaic system on the roof covers part of the energy requirement. About half of the apartments are barrier-free. The underground parking spaces are pre-equipped with cable routes for e-charging stations.

The Weitlingkiez is located in the eastern part of Berlin. The Lichtenberg S-Bahn and U-Bahn station can be reached on foot in about eight minutes and offers a fast connection to City-East, City-West and BER Airport. There are also bus and tram connections. In the neighbourhood there are numerous shopping facilities, cafés, pharmacies, doctors’ offices, schools and daycare centres. The nearby Tierpark Berlin as well as several parks and playgrounds offer additional leisure and recreational opportunities.
