The Regensburg-based project developer RATISBONA Handelsimmobilien, one of the leading project developers of retail real estate, has completed and opened a new NETTO brand discounter at Weserstraße 33 b in Berne after a construction period of almost eight months. On the approximately 9,580 m² site, a modern retail property with a rental area of around 1,490 m² and approx. 70 car parking spaces as well as four fast-charging points for e-vehicles was built. The market has been developed in the sustainable ECO. construction method of the Regensburg-based project developer and shows how ecological responsibility can be implemented in practice in commercial construction.
Ecologically well thought-out from the floor slab to the outdoor area
The local supplier was built in accordance with the BEG 40 efficiency house standard and in timber frame construction. The consistent use of wooden walls throughout the store not only creates a pleasant atmosphere, but also reduces construction costs and CO₂ emissions. As with all RATISBONA Handelsimmobilien stores, steel fibre concrete with a reduced steel content is used instead of conventional reinforced concrete for the floor slab in Berne – a construction method that saves around 11.8 tonnes of CO₂ equivalents. The wall insulation is made of cellulose material from ISOCELL, which is obtained from recycled newsprint. Two battery storage systems with 109 kWh each, three heat pumps and a powerful photovoltaic system with 143.62 kWp contribute to the energy supply. This means that a large part of the energy demand is covered directly on site from renewable sources. The outdoor facilities have also been designed to be close to nature and ecologically: insects and small animals find new habitats on around 680 m² of wildflower meadow and around 560 m² of landscape lawn. The green concept is supplemented by native shrub groups, habitat elements, wild bee nesting aids and regional tree species that contribute to biodiversity and improve the microclimate.
