GreenPlaces acquires land in Denkendorf for the construction of flexible commercial space

GreenPlaces Deutschland Asset Management GmbH has acquired a plot of land in Denkendorf (Esslingen district) for the construction of 30 modular commercial units. The seller of the 6,700 square metre area on the street Am Österbach is the municipality. GreenPlaces Deutschland Asset Management is investing around ten million euros in the location in the new “Nördlich Albstraße” industrial estate and plans to start construction in mid-2026. The construction period is about one year.

The commercial units, with an average area of 152 square meters on two floors, are aimed at service providers, craftsmen, startups or small production companies. They can be used in a variety of ways, for example as offices, workshops or warehouses. All units have a large roller door and a separate entrance door. They can be rented or purchased individually. They can also be connected to each other. For example, a user company can expand its space if necessary, provided that a neighboring area is vacant.

GreenPlaces builds the areas in a compact building in solid timber construction. Photovoltaic systems are installed on the roof of the rented units and provide cheap electricity. A green roof ensures biodiversity and provides additional sound insulation. The commercial units are heated and cooled with a heat pump. Two parking spaces are available for each unit.

It is located in the economically strong Stuttgart region and is well connected to the state capital, which is just a few kilometres away, via the A8 motorway and the B10 federal road,” explains Markus Eberhard, Managing Director of GreenPlaces Deutschland Asset Management: “We would like to thank Mayor Ralf Barth and the deputy head of the local building department, Pascal Stellwag, for the good cooperation.”
Ralf Barth, mayor of Denkendorf, says: “Our community is on the move. We are showing this with our new industrial park. Here, we want to offer local companies that need more space contemporary and well-connected space. However, the commercial units of GreenPlaces also create the best conditions for startups to implement their ideas and grow.”

The new location in Denkendorf is part of the expansion strategy of GreenPlaces Deutschland Asset Management. Initially, the focus will be on economically strong regions in Baden-Württemberg, Rhineland-Palatinate, Bavaria and Hesse. In the medium term, GreenPlaces also wants to develop commercial estates in the other federal states. The project development and asset management company has completed ten locations in Switzerland and five in Germany, which it holds. By 2030, the number of locations is expected to grow to around 80, the majority of which are to be built in Germany.
