Will the south of Berlin become the new top location for premium real estate?

The number of offers is increasing, prices are falling slightly: Berlin’s premium real estate market is showing signs of calming down. This is a result of the latest analysis by premium real estate agent DAHLER, which has taken a close look at the development of the market using data from ImmoScout24. For the analysis, the most expensive 10% of offers advertised on ImmoScout24 in the third quarter of 2025 were considered. The starting values for the top 10% were around €8,009/m² on the housing market in Berlin and around €7,607/m² on the housing market.

Condominiums: Southern districts are developing into premium locations

On the Berlin premium housing market, the number of advertised offers also increased in the third quarter of the current year, rising by 7.7% compared to the previous quarter. The median price of the offers was €8,854/m², down 0.5% from the previous quarter.

The dynamic development in the southern districts of the capital is particularly striking. For example, the offer in Tempelhof-Schöneberg grew by 34.8%; significantly more advertisements were also recorded in Neukölln. In central locations such as Mitte (+14.2%) and Friedrichshain-Kreuzberg (+25.5%), there were also more offers than recently. The situation is different in western locations, where the number of offers fell in some cases, in Charlottenburg-Wilmersdorf, for example, by 12.8%.

Andriy Semkiv, Managing Director of DAHLER’s Berlin office, puts the figures into perspective: “We are currently experiencing that the markets in classic premium districts are declining slightly and at the same time southern districts are becoming up-and-coming premium locations. The development in Tempelhof-Schöneberg is particularly striking: In addition to the offers, prices also went up here. The latter increased by 10.2% compared to the second quarter and now average €9,364/m².”

More offers on the housing market, price level remains high

In the premium house market, the number of offers increased by 5.7%, the median price fell slightly by 4.1% and stood at €8,905/m² in Q3-2025.

There was also movement in the classic premium markets: In Charlottenburg-Wilmersdorf, the number of offers for premium houses rose by 25.0%. In Steglitz-Zehlendorf, the number of offers went down (minus 14.6%).

Demand? “Good properties in top locations continue to find buyers”

“In the case of villas and single-family houses, I have the impression that demand is currently declining,” says Andriy Semkiv. In view of an uncertain economic situation, rising financing costs and the increasing importance of energy-efficient living, it would not be surprising if buyers are acting more cautiously at the moment. And one thing must also be said: good properties in top locations continue to find buyers. The current phase in the premium housing market would therefore not be one of weakness, but rather one of a return to more realism.”
