Last Thursday (December 11, 2025), LBBW Immobilien celebrated the laying of the foundation stone for the RIVAGE residential development in Mainz, officially initiating the next phase of the project. With the setting of the first stone and the insertion of a time capsule, the start of construction work was symbolically acknowledged as another milestone in the development of the Zollhafen district. In addition to representatives of the general contractor Nesseler Bau and the client, apartment buyers, architects and planners, representatives of the neighbourhood company and other project participants were on site.
Michael Stapf, Managing Director of LBBW Immobilien Development: “A well-designed and well-thought-out residential property project like RIVAGE finds its buyers and users even in the current challenging market phase. This not only underlines the high demand for high-quality living space in urban locations, but also shows confidence in the long-term value of the project at this exposed location on the banks of the Rhine. On behalf of LBBW Immobilien, I would like to thank everyone involved, especially the Nesseler Group, which is responsible for the successful completion of the construction project as general contractor.”
Karl Arnolds, Chairman of the Management Board of Nesseler Bau: “This milestone forms the foundation for the future home of the purchasers in RIVAGE. Our goal is to hand over a high-quality residential real estate product that will last for generations. We would like to thank LBBW Immobilien for the trust they have placed in us and are firmly convinced that we will complete the project on time.”
RIVAGE creates around 6,200 m² of new living space
The RIVAGE residential construction project is located on the harbour basin of the Mainz customs port and is being realised in the immediate vicinity of the Rhine. A total of 72 high-quality condominiums, including three townhouses, with a total living space of around 6,200 m², will be built at the “Treidlerhof” address by mid-2027. The apartment sizes at RIVAGE vary between 55 and 160 m². Each unit has a water connection to the canals and/or the harbour basin as well as outdoor areas in the form of terraces with garden areas on the ground floor, loggias or balconies. The apartments on the top floor will also have roof terraces. The architectural design for the RIVAGE was created by Zanderroth Architekten from Berlin. In order to confirm the high ecological standards of residential development, LBBW Immobilien is striving for DGNB Gold certification for the RIVAGE as well as climate protection measures in accordance with the EU taxonomy. Sustainability aspects, such as the local district heating connection and the photovoltaic system on the roof, ensure the energy supply of the properties.
LBBW Immobilien is also developing the Marina B office project on the neighbouring site, in which the international auditing and consulting firm KPMG will move into more than 90 per cent of the space after completion. Just like the RIVAGE, this is part of the outstanding “Zollhafen Mainz” district development.
