New ownership structure for the Aurum office complex in Augsburg: Following a successful restructuring, the pension fund of the Schleswig-Holstein Dental Association is now a shareholder and owner of the property together with another investor. In this way, the pension fund will guarantee a stable and long-term future of the property in the future.
In November, the construction company Köster also completed the Aurum and handed it over to the project company. The building, designed by Henning Larsen Architects in a prestigious location between Augsburg’s main train station and the city centre, is now moving from the construction phase to regular operation.
The transaction and financing concept for Aurum was developed and implemented by the Starnberg-based real estate company Ehret+Klein AG. With the completion of the transaction, the focus can now be placed on leasing the remaining space and expanding it as needed for future tenants.
Talks are currently being held with an existing tenant about an expansion of the space. At the same time, numerous negotiations are being held on the rental of further units of 800 square metres or more. There are also new plans for the ground floor: With the handover of the building and in the course of the positive leasing dynamics, the gastronomy and retail concept will be resumed. The marketer is in talks with two companies here. The aim is to create a lively, publicly accessible urban meeting place that complements office operations in a meaningful way.
Maximilian Neumann, Head of Investment Management at ehret+klein, is satisfied with the successful completion: “It is important that the financing of the project is now secured. As the lease progresses, the building is ideal for long-term existence and offers stable earnings opportunities for the pension fund of the Dental Association.”
