APRICOT launches its first Urban Pulse Apartments project in Berlin

APRICOT Real Estate Development GmbH, founded in November 2025, has secured its first project called Urban Pulse Apartments in Berlin-Treptow. The concept for the approximately 4,500 m² property, which was acquired from private hands, envisages a mix of serviced apartments and student housing with a gross floor area of around 16,000 m². A total of about 450 units are to be built. The investment volume is in the mid-double-digit million range. A building permit has already been issued. Potential operators will be approached in the first half of 2026. Completion is expected in the second half of 2028.

“The market for serviced apartments and student housing is one of the fastest-growing segments of the German real estate industry. Especially in the top 7 cities, the demand for modern, flexibly usable forms of housing with good connections and urban infrastructure is increasing,” says Kemal Zeyveli, CEO & Founder of APRICOT. “Our project on the border with Kreuzkölln, one of the most lively and international neighborhoods in Berlin, is characterized by its proximity to the Siemens Campus, the Park Center Treptow and the Treptower Park recreation area, among other things. The newly opened motorway access (A100) and the nearby bicycle street provide excellent connections, which guarantees good demand from international young potentials for the apartments being built.”

Due to its structure, the free-standing corner plot is ideal for serial construction, which is cost-efficient on the one hand and time-saving and low-emission on the other. Certification in accordance with the DGNB criteria catalogue is planned.

Robert-Christian Gierth, Director Development at APRICOT adds: “With our modern construction concept, we ensure stable and predictable construction costs and also want to achieve a speed advantage.”
