The family-run real estate company WÖHR + BAUER has signed a long-term lease agreement for around 7,100 sqm in the W11 office building on the Wissenscampus. Mieter is a software company from the automotive sector. With this lease, the office building with a total of around 43,000 sqm of rental space and around 900 car and 240 bicycle parking spaces is 93% occupied – and thus almost fully let. The real estate consulting company Colliers acted as an intermediary.
The tenants of the property at Weissacher Strasse 11 include established companies such as
the IT service provider of the public administration Komm.ONE, AIG Planungs- und Ingenieurgesellschaft mbH and the IT security service provider Medialine Security GmbH.
“Despite a generally restrained demand on the office market, we continue to record a very high response on the Knowledge Campus. The qualified demand on the knowledge campus confirms our concept of modern, sustainable and flexibly usable working environments,” says Sven Kübler, head of the Stuttgart branch of WÖHR + BAUER. “With the W11, we offer an environment that is optimally tailored to the working world of tomorrow – and that goes down well with tenants. We are almost fully let.” In addition, the building is ideal for bundling the location functions of the new tenant in one building. “The decisive factors were the strategic location on the A81, the very good public transport connections and the numerous services on site – from the campus restaurant to the modern conference centre.”
The Knowledge Campus – Architecture, Sustainability and Quality of Work Combined
In November 2025, the Wissenscampus was awarded the Stuttgart Metropolitan Region Real Estate Award by the Stuttgart Real Estate Industry Association (IWS) in the “Office” category – a recognition of the innovative and sustainable overall concept of the quarter.
The quarter includes three office buildings (W9, W11, W15), a multi-storey car park and additional visitor parking spaces. It is characterised by modern working environments, spacious conference and lounge areas, an attractive campus restaurant and park-like green spaces.
