Becken, a specialist in the development, realisation, long-term asset and investment management of commercial and residential properties, is leasing around 5,100 square metres of office space and 50 parking spaces in the Munich office project “Contour” to the international consulting firm Baker Tilly. The long-term lease was concluded for ten years.
With the lease, the project development has achieved an occupancy rate of around 40 percent. The building application for the revitalization of the building in the new building standard at Nymphenburger Straße 112 is to be submitted in the first quarter of 2026. According to current planning, Baker Tilly is scheduled to move in in 2028. The company is relocating its previous Munich office from Nymphenburger Straße 3b to the new location in the western section of the street. The rented space is located on the top three floors (third to fifth floors) of the building.
Jens Hogekamp, Managing Director of Becken Development GmbH: “The long-term lease by Baker Tilly underlines the attractiveness of the ‘Contour’ and the location in City-West. We are particularly pleased that a renowned company like Baker Tilly was convinced by the combination of sustainable portfolio revitalization, technical quality and central location.” With regard to the vacant space, he adds: “There are a wide range of possible uses for the remaining 7,500 square metres, which fully meet modern requirements for office space with terrace and garden access. Due to the high quality of the overall project, we are already seeing further interest from potential users.”
The partnership of Baker Tilly Munich: “The future rental space at Nymphenburger Straße 112 impresses us in particular with its high-quality furnishings, sustainable construction and the flexibility of the space. An important aspect for us is the central location with excellent accessibility, both for our employees and for our clients.”
Sustainable revitalization concept
The “Contour” project pursues a comprehensive concept for the revitalization of the existing building with high sustainability standards. The aim is to achieve DGNB certification with gold or platinum status. The digital infrastructure is rated WiredScore Gold. Another focus is on the high quality of stay with green roof terraces, a wide range of communal areas and modern building technology. The office units can be flexibly designed and offer clear room heights of three to four metres. Tenants will have access to various services, such as: a room planning program, a sports room, parcel boxes, outdoor offices, e-charging stations for cars and bicycles, showers and changing rooms, as well as a gastronomic offer in the building.
The brokerage company Savills acted as an advisor and broker during the lease.
