GARBE Industrial Real Estate Czech Republic (“GARBE”) is implementing another project in the Czech Republic together with the Accolade Group. This is the development of the GARBE Park Klášterec nad Ohří II industrial park, which will offer around 55,000 square meters of modern industrial space after completion. In total, more than EUR 60 million (or over CZK 1.4 billion) is to be invested.
“The investment will bring millions of euros in cash inflow to the Ústí nad Labem region – not only through the construction itself, but also through accompanying services, local employment and the long-term development of the region,” says Milan Kratina, CEO of Accolade. “We cooperate with Czech suppliers and partners, so that the investment funds remain in the country. Projects like this have a multiplier effect: they show that strong regions are the basis for long-term prosperity and a competitive economy.”
The start of construction was announced at the end of 2025, and the first supporting pillar of the new warehouse has already been erected. The future anchor tenant is the globally active company Reckitt, a leading manufacturer of consumer goods in the fields of health, hygiene and household care. With 35,000 square meters, Reckitt has secured the majority of the approximately 55,000 square meter warehouse. Talks are currently underway with other potential users.
“We are pleased that we were able to attract investors like Accolade for our projects right from the start. This builds on the success of the first phase, in which we developed, fully let and recently sold space in Klášterec nad Ohří,” says Martin Polák, Managing Director Central & Eastern Europe at GARBE. “It is our second joint venture with Accolade and the first joint project development. I can well imagine that the project will remain in the company’s portfolio in the long term.”
The modern warehouse meets high technical requirements. It has a clear height of 12 meters and has loading gates and direct drive-in access. The site benefits from its strategic location with excellent transport links – for example to the D7 motorway as well as fast connections to the D8 motorway in the north and the D6 and D5 motorways in the south. In addition, it is ideally connected to Germany, especially Bavaria and Saxony.
This makes GARBE Park Klášterec nad Ohří II particularly attractive for companies with connections to the German market. In addition, the location is suitable for users from the areas of logistics, warehousing, production and e-commerce. The park offers high-quality Class A industrial space, LED lighting, e-charging stations, a green façade and rainwater flushing. Sustainability plays a central role. From the start of construction, the project meets ESG criteria as well as the requirements of the EU taxonomy and BREEAM certification. This ensures that both the development and the finished building meet the highest ESG standards.
