A Düsseldorf entrepreneur who is restructuring his real estate portfolio commissioned Aengevelt Immobilien exclusively with the sale of an apartment package. Aengevelt recommended the respective individual sale and brokered a fully rented apartment building in the city of Neuss, which borders Düsseldorf, for a seven-digit euro amount. The property, which was built in the 1960s, comprises 10 residential units with a total lettable area of around 650 m². The buyer is a private investor, which is further expanding its local portfolio with the acquisition. The purchase price was not disclosed. The gross initial yield is stated at around 5.3% p.a.
“The apartment building is located in a quiet and sought-after residential area in the Neuss district of Fürth with a good range of local amenities in the immediate vicinity. In addition, the city of Neuss can be reached in a few minutes by means of various public transport connections. At the same time, the apartments, with an average size of around 65 m², meet a broad demand and offer sustainable rental and other value appreciation potential. The local investor immediately recognised the location and property qualities and resolutely secured the property,” explains Tobias Assenmacher, deputy head of the Aengevelt investment team.
