Industrial site in the Lüneburg port industrial park successfully sold

Robert C. Spies Industrial Real Estate GmbH & Co. KG, together with WAYES GmbH & Co. KG, has advised on the sale of an industrial property at Gebrüder-Heyn-Straße 1 in Lüneburg. The seller of the property is Dr. Malte Köster, partner of the law firm KÖSTERBERNER, in his function as insolvency administrator at Focast Lüneburg GmbH (Lüneburger Eisenwerk). The buyer is the Lüneburg-based company SALLIER Immobilien.

Focast Lüneburg GmbH filed for insolvency proceedings at the end of 2024 and was initially continued. After the last potential investor had also withdrawn its deposited interest in a takeover, a socially responsible closure of the company on March 1, 2025 was negotiated in close coordination with the works council and IG Metall and an orderly winding-up was initiated. The exploitation of the property in a lively sales process represents the final step in the liquidation of the company.

The area is located in the immediate vicinity of Lüneburg Harbour in a designated industrial area and has a direct connection to the port and the city centre. The property covers around 45,400 m² and is developed with a total of approx. 15,000 m² of rental space. These are spread over a production facility with approx. 9,500 m², a warehouse with approx. 3,300 m² and an administration building with approx. 2,200 m².

The site has been used as an ironworks since the 1970s and looks back on a long industrial tradition. With the acquisition by a regional investor and project developer, the area is now being given a new perspective of use. The renovation of the existing areas and subsequent further development are planned in order to maintain the industrial character and at the same time create modern conditions for commercial and production uses.
