Another milestone in the restructuring: Ehret+Klein AG has been commissioned with the asset and property management for the “AURUM” office and commercial building in Augsburg. The aim is to continue the restructuring of the project operationally and to further advance the leasing. To this end, the fully integrated real estate manager developed a new leasing strategy and will henceforth accompany the expansion of the space.
The building directly next to Augsburg’s main railway station has a total of 16,100 square metres of rental space and was successfully completed last year. While construction was still underway, the property was financially restructured by Ehret+Klein AG and transferred to a new ownership structure following the short-term termination of an anchor tenant and the subsequent withdrawal of the project developer.
According to the new leasing strategy, publicly accessible uses such as retail and gastronomy are to be created on the ground floor areas, which will provide additional visitor frequency and thus also strengthen the perception of the striking building in the cityscape. On the upper floors, high-quality office space is being created that is geared towards modern New Work concepts.
In leasing, the focus is particularly on companies from technology and growth-oriented industries. You benefit from the central location directly at the main train station as well as the developing office location in the surrounding area.
The centrally located office and commercial building is already attracting a lot of interest. Half of all office space is already leased to an IT consulting company, a cybersecurity company and a transport company, among others. A WAULT (average remaining term of the leases) of over ten years underlines the sustainable interest in the property and ensures a stable tenant structure that creates additional added value for the owners.
