On behalf of the client BRAWO Real Estate, ZÜBLIN has started the construction of the ParkVillen Potsdam residential quarter as general contractor. At the same time, due to the high demand in the 1st construction phase, sales in the 2nd construction phase have also started. BRAWO Real Estate has once again commissioned STRATEGIS to support the product concept and marketing.
The new building ensemble in Georg-Hermann-Allee is divided into three construction phases with a total of seven representative apartment buildings according to designs by Hilmer Sattler Architekten Ahlers Albrecht, who have already planned the reconstruction of the Barberini Museum and the Garrison Church in Potsdam, among other things. It comprises a total of 67 condominiums, 53 rental apartments and six commercial units. At the beginning of the 2nd sales phase, 42 condominiums with two to four rooms will go on sale. This means that with the apartments still available in the 1st sales section, all apartment types with two to five rooms and living space between 50 and 138 square meters are now on sale. Since the start of notarization in December, 15 apartments have already been sold or reserved.
“The ParkVillen Potsdam are being built in three construction phases. The villa ensemble combines Potsdam’s high quality of life with high-quality architecture and modern furnishings. Thanks to its special location directly on the Volkspark, the area is optimally connected to the characteristic park landscapes, the cultural highlights of the city and the city centre,” explains Ulrich Auer, Managing Director of the responsible BRAWO RE Development Berlin GmbH.
The condominiums impress with representative floor plans, generous room heights of around 2.80 metres and high-quality furnishings with oak parquet flooring, underfloor heating, sanitary objects from brand manufacturers, FTTH fibre optic connections and private outdoor areas. The offer is supplemented by 52 outdoor and 26 underground parking spaces for cars, which are already prepared for the later installation of e-charging stations. The heat is supplied by district heating, and photovoltaic systems on the roofs provide additional electricity production on site.
“For us as a general contractor, the work begins even before the first visible construction activities. In this phase, we create all the technical and organizational foundations so that the project can progress optimally later on. This is where the quality of the entire process is decided,” says Maximilian Pfleger, ZÜBLIN construction manager at ParkVillen. “We are particularly pleased that the ParkVillas in Potsdam are creating an attractive, modern quarter with plenty of living space. In this way, we are helping to create an environment in which people will enjoy being at home in the future.”
The architectural design of the ParkVillen Potsdam picks up on the directly adjacent Volkspark and creates flowing transitions via visual axes and a spacious courtyard garden in the centre of the quarter. Overall, the residential ensemble is designed as an independent quarter that at the same time blends harmoniously into the existing urban environment.
