HIH project development started in November 2025 with the conversion of two buildings on the Hanomag site at Göttinger Straße 14, 22 and 23 in Hanover-Linden into an integrated comprehensive school (IGS). The project is being implemented for an institutional investor. In the former Telekom call center, the first preparatory demolition work has already started after the building permit was issued in November 2025. The aim is to complete the renovation of the school with approx. 10,700 m² by the start of the summer 2027 school year and put it into operation. The associated administration building from 2013 with approx. 5,600 m² now serves as a modern administrative location, where the city of Hanover merged its entire school department under one roof at the beginning of this year.
The future IGS is designed to have four classes and offers space for 700 to 800 students. It will be used as an interim school: While existing school buildings in the state capital are being renovated, the location will serve as alternative accommodation for several years. The city of Hanover has leased the two buildings on the Hanomag site on a long-term basis.
“With this construction, we are implementing a project that creates urgently needed school capacities in Hanover,” says Frank Kindermann, Managing Director of HIH Projektentwicklung. “The conversion of existing buildings into school areas requires close coordination with all parties involved and is very demanding in planning and implementation. The conversion of the former office building into a school building is therefore a prime example of what good construction project and asset management can achieve in practice.”
In addition to adapting the floor plans to school requirements, the construction measures also include the complete conversion of the existing car park into an attractive schoolyard.
LIST BiB, a subsidiary of LIST Bau Bielefeld, acts as the general contractor, and Team Kaufmann GmbH is responsible for the technical planning of the building services. The responsible architectural firm is the team of architekten sks in Hanover.
This project is the second transformation of an office property into a school that HIH Projektentwicklung is realizing. As co-founders of the “Initiative Bildungsimmobilien”, the team led by Jens Fieber and Frank Kindermann will further expand its commitment in this area and continue to develop viable alternative courses of action for challenging existing properties in the future – with a view to the requirements of institutional investors.
