The Sparkasse Südpfalz has bought the former real estate project “Stadttor” opposite Landau’s main and bus station. The seller of the building plot is the fully integrated investment and asset manager Ehret+Klein AG. This means that all the prerequisites for the construction of the new service centre of Sparkasse Südpfalz in Landau have been met. Next week, the construction site will begin at the corner of Ostbahnstraße/Maximilianstraße opposite the main and bus station.
“We are very pleased that we have reached the next milestone and that the construction site is now being set up. With the new building, we are not only creating a modern and innovative working environment for our employees, but also offering our customers an excellent point of contact in a central location,” says Svend Larsen, CEO of Sparkasse Südpfalz.
The focus of the planning of the new building is on the best possible networking of all colleagues as well as proximity to customers. “Our customers can look forward to it. You can expect a modern and optimal consulting experience. They should feel comfortable with us and experience professional advice at the highest level,” says Iris Kommritz, member of the board of Sparkasse Südpfalz, explaining the aspirations for the future store management.
In recent months, the necessary milestones of the project plan have been consistently worked through. After a preliminary study and the further development of the project in cooperation with the construction project developer BimmoK Consulting GmbH and in close coordination with the city administration, the three-month project phase began in September 2025, says Benjamin Hirsch, Deputy Chairman of the Board of Sparkasse Südpfalz, looking back. “In December, we received the green light from our committees and the city council. The current conclusion of the contracts and the transfer of the property from Stadttor Landau Entwicklungs GmbH to Sparkasse Südpfalz mark the last necessary step for the new building. We are thus exactly on schedule.”
The previous owner, Ehret+Klein AG, is also satisfied with the development: “From the very beginning, the Landau City Gate was a classic development project with the aim of either successfully realising it itself or selling it when the project progressed at a certain level – the latter has now occurred. Although the challenging market conditions have led to delays in the meantime, we have never doubted the fundamental success of the project,” says Samira Pichler, Chief Development Officer at Ehret+Klein AG.
The parties have agreed not to disclose the purchase price.
Multifunctional property is being built
At the corner of Ostbahnstraße and Maximilianstraße, a multifunctional property is being built on the approximately 5,000 m² site. The goals of the new location of Sparkasse Südpfalz are to bundle the two large locations in Landau, to make more efficient use of the building space and to strengthen the presence in the center of the region.
The building will be the new headquarters of Sparkasse Südpfalz and a workplace for 400 employees. In addition, a state-of-the-art customer area is being created here, which is intended to create exceptional customer experiences with innovative design and advanced technology. Furthermore, a gastronomic offer is also planned in the building, which will be supplemented by an event top for cultural and social events. Parts of the two services will also be available to the public. A two-storey underground car park will be built under the new building. In order to optimise the available parking spaces, Sparkasse Südpfalz is exploring the possibilities of a parking deck in the immediate vicinity in addition to the underground car park.
“The construction project is of great importance for the city of Landau – from an urban planning and economic point of view. The previously fallow area is being filled with new life. The project not only strengthens our business location as a whole, but will also enhance the inner city area immensely,” says Lord Mayor Dominik Geißler.
Historical development of the property on the corner of Ostbahnstraße/Maximilianstraße
Ehret+Klein AG acquired the former Kaufhof building in 2018. In the following months, a new concept for the location was developed with the involvement of the city administration and the citizens. Shortly after the Kaufhof moved out, demolition and complete preparation of the excavation pit began due to its dilapidated condition. Based on this, the building rights were created in close coordination with the city of Landau.
Originally, a mix of residential, care, commercial, gastronomy and retail uses was planned on the former Galeria Kaufhof site, which had been agreed with the city. Ehret+Klein AG is handing over a project that has been successfully developed up to the time planning permission has been obtained and will now be implemented in the near future.
