Berlin’s residential real estate market continued its recovery in 2025 and increased in both condominiums and houses compared to the previous year. There is a noticeable upturn in the condominium segment in particular, which is reflected in both rising transaction figures and a higher sales volume. This was mainly due to the more favourable financing conditions compared to the previous year and the continued high demand for housing in Berlin. The housing market is also showing a positive development, even if the limited supply continues to slow down transaction activity there. It is also particularly striking that there is significantly more movement in the premium segment of condominiums, while the premium housing market is stable overall. In the inner-city submarket of Berlin-Mitte in particular, we are also observing that high-quality micro-apartments are in greater demand again. For the coming months, we expect the market to remain fundamentally robust. At the same time, increasing geopolitical uncertainties and the associated uncertainty among interested parties and sellers are likely to lead to a slowdown in transaction volume again.
