In a market in which decisions are made much more selectively today, offers that are precisely prepared and can be implemented quickly are the most popular: Bayerische Hausbau Real Estate has leased around 1,000 square metres of office space to ALPLA in the Skyline Tower in its THE SKYLINE property in Munich’s Parkstadt Schwabing. The space in the twelfth of 22 floors was handed over on April 1, 2026. “In the current market situation, speed and clarity count. The fact that we were able to complete this deal in a short time shows that supply and demand have been a very precise match here,” says Stefan Bögl, COO of Bayerische Hausbau Real Estate. The international brokerage firm Cushman & Wakefield acts as lead broker on the owner side, while Colliers International acted as the tenant side.
Global industry, clear location decision
With ALPLA, THE SKYLINE is gaining an internationally active company in the packaging industry. The Austrian group employs around 25,000 people worldwide. The new location in Munich will be used for central functions in the future. “We were looking for a space that would be available at short notice and at the same time meet our quality requirements. In the Skyline Tower, we found exactly this combination and were able to make a decision without long detours,” says Mario Karus, CEO Support Manager at ALPLA.
Fast processes, functioning cooperation
The lease developed from a clearly structured process with targeted coordination on both sides. “Such deals are concluded when all parties involved work together in a focused manner and consistently drive forward decisions,” says Hajo Kruppa, Senior Letting Manager at Bayerische Hausbau Real Estate. “In the end, the combination of a very suitable space offer and reliable, solution-oriented cooperation was particularly convincing.” By leasing to ALPLA, THE SKYLINE is showing that it is possible to conclude deals even in a challenging market environment – if supply and demand are precisely matched. Office space is currently still available in the DGNB Platinum certified building.
