Exploding operating costs of office properties – NEO OFFICE IMPACT REPORT provides benchmarks
According to the forecast of BAUAKDEMIE, the operating costs of office properties will increase by 17 percent over the next three years – this corresponds to an average of 1 euro per m² per month. The effects of this development on landlords and owner-occupiers will be analysed in the upcoming NEO OFFICE IMPACT market report, for which data collection is currently underway.
Until August 28, 2026 , owners and operators of commercial office properties can submit their own data and thus contribute to the creation of realistic benchmarks. For the first time, the market report also takes into account the perspective of tenants in order to record the operating costs and user costs passed on by the landlord.
The NEO OFFICE Market Report 2025 had shown that certified premium properties actually cause 5% higher operating costs on average and that structural cost advantages are not recognizable. How the individual green building certificates and also the certification levels differ will be examined and analysed in more detail with the new survey.
“The German office market continues to be under enormous pressure. Many tenants are now also objecting to utility bills for tactical reasons. This often blocks large amounts for landlords and massively increases the effort of the managers. The NEO OFFICE makes clear what possibilities there are to counteract the cost development,” says Andreas Kühne, spokesman for the management of the BAUAKADEMIE Group. “Because the figures of the NEO OFFICE also give concrete indications of savings potential.”
Participation in the NEO OFFICE IMPACT REPORT 2026 offers several advantages: For example, each participating company receives a copy of the NEO market report free of charge. In addition, the benchmarks can be counted towards certifications and influence about 2.5% of the overall score.
The analysis is supplemented by established key figures on energy consumption, CO₂ emissions, office occupancy and space requirements.
