The open-ended real estate fund WERTGRUND WohnSelect D has completed the sale of a new-build portfolio with a total of 252 apartments in Bielefeld. The purchase price amounts to 46.00 million euros, which is almost at the level of the most recently determined market value of 46.03 million euros. Ownership, benefits and encumbrances were transferred to the buyer, a family office represented by CONREN LAND, on August 1, 2026. The closing brings the fund’s total sales volume realized since the start of sales activities in May 2024 to EUR 142.95 million. This is the sixth property sale in this period.
“The fact that we were able to sell the portfolio almost at the most recently determined market value in the still challenging transaction and financing environment is an important step towards stabilising the fund’s liquidity,” says Marcus Kemmner, fund manager of WERTGRUND WohnSelect D. “At the same time, we remain realistic: the inflow of funds is not yet sufficient to resume the redemption of share certificates. We are therefore continuing the further sales processes in an orderly manner and with a clear focus on preserving value for investors.”
Portfolio includes privately financed and subsidized apartments
The sold portfolio is spread over four plots of land in Bielefeld’s Merianstraße. The residential buildings at Merianstraße 4 and 8 comprise 65 and 67 units respectively, which are mainly inhabited by students. In addition, there are 82 privately financed apartments at Merianstraße 9 to 17 and 38 socially subsidized apartments at Merianstraße 19a and 19b. The portfolio also includes 123 car parking spaces and 136 lockable bicycle boxes.
Around 23 million euros in additional liquidity
The promotional loans of around 23 million euros on the properties were taken over in full by the buyer. As a result, the fund does not incur any early repayment penalties. After deduction of the loans assumed, the fund will have a liquidity inflow of around EUR 23 million from the transaction.
Suspension of redemption remains in place
The redemption and issuance of shares in WERTGRUND WohnSelect D has been suspended since 15 January 2026. The background to this is the continued high return volumes as well as the significantly extended and more difficult to plan sales and financing processes on the real estate market.
The completion of the Bielefeld transaction improves the fund’s liquidity situation. However, the inflow of funds is currently not yet sufficient to meet the existing redemption requests and to resume the redemption of share certificates. The fund management is therefore preparing further sales and regularly informing investors about the development of the fund and the liquidity situation.
