Westbridge Advisory (Westbridge), one of the leading energy and sustainability consultants for the real estate industry in Europe, has restructured the electricity and gas supply of a German office portfolio for the Mannheim-based property manager, PROPERIUM GmbH (PROPERIUM). As part of an integrated tendering and awarding process, a total of 90 supply points were newly contracted on a long-term basis.
The new procurement structure comprises 75 electricity supply points and 15 gas supply points. The electricity supply will run from 1 August 2026 to the end of 2030 and will cover a managed volume of around 4.75 gigawatt hours per year from 2029. In addition, the gas supply for the years 2029 and 2030 has been secured with a volume of around 3.44 gigawatt hours per year each.
Fixed price models have been agreed for both types of supply. In this way, PROPERIUM creates a reliable calculation basis for the managed portfolio and at the same time reduces dependence on short-term market movements. In the electricity sector, guarantees of origin have also been integrated into the procurement structure.
“For us, it was crucial to make the energy supply of our portfolio plannable in the long term and operationally reliable. Especially in a challenging market environment, stable contract structures and transparent costs are an important part of professional portfolio management,” says Sebastian Otto, Managing Director at PROPERIUM.
Westbridge accompanied the entire process from the tender to the evaluation of the bid to the final award. In addition, Westbridge will be responsible for ongoing energy monitoring. On this basis, PROPERIUM will be able to systematically track consumption trends in the future and identify further efficiency potential within the portfolio.
“In commercial real estate portfolios, it is important to neatly dovetail energy purchasing, contract terms and portfolio requirements,” says Rüdiger Salzmann, Managing Director at Westbridge. “For PROPERIUM, we have developed a structure that combines long-term price certainty with a resilient operational basis.”
