Union Investment has signed a lease agreement for around 10,000 m² in its iconic architecture site “Seestern 3” in Düsseldorf. A global technology group has secured 9,666 m² of office space, 179 m² of warehouse space and 140 car parking spaces for 10 years from the second quarter of 2027. The property, which is currently fully let, is located in the Seestern office area on the left bank of the Rhine in Düsseldorf, which has established itself as an international location for media and communications technology with the best infrastructure, several hotels and head offices.
“Our active and forward-looking asset management approach is having an effect: We were able to win a new tenant for part of the space of our current main tenant Deutsche Telekom in ‘Seestern 3’ at an early stage. Deutsche Telekom can thus optimize its total area and return the areas in question in time for the necessary renovation work. The company is expected to move out of ‘Seestern 3’ in the third quarter of 2027. We are already in contact with various interested parties for further space,” says Sven Lintl, Head of Asset Management DACH at Union Investment.
The five-storey office building “Seestern 3” with a total lettable area of around 33,000 m² has been part of the portfolio of the open-ended real estate fund UniImmo: Europa since 1999. It was designed in 1961 by the well-known Düsseldorf architect Helmut Rhode for the headquarters of the Horten department store group. At the time, it was the first building in Germany to be realised as a purely open-plan office and has written architectural history.
After Union Investment comprehensively modernised the office building from 2013 to 2015, the LEED Gold-certified property is one of the most prestigious and stylish office properties in the Düsseldorf area. With its own park, two courtyards, a three-storey pavilion and a terrace overlooking the park, the property also promotes the well-being of the people working in the property. “Seestern 3” is a listed building together with its park.
The real estate service provider Cushman & Wakefield acted as an intermediary. The tenant fit-out planning was carried out by RKW Architektur.
