The European Summer is an unmissable event in the travel calendar of HNWIs from all over the world. Along the Mediterranean coast, many internationally renowned destinations meet the expectations of the most discerning, offering water activities, fine dining and high-end real estate. In this year’s Waterfront ranking, Engel & Völkers presents the ten most exclusive locations in Europe for high-end properties located directly on the seafront. According to the latest analysis of this international real estate reference, it is currently on the Côte d’Azur that we find the highest prices. In addition to the French coast, top destinations in Europe include the Greek islands, the Costa del Sol in Spain, the Balearic Islands, the Algarve, as well as the Italian coastal regions and islands.
“The demand for real estate directly by the sea remains consistently high, especially in the luxury segment. International buyers are increasingly looking for properties that combine privacy, a unique location and the potential for long-term value gains,” says Hans Lenz, Managing Director of Engel & Völkers Mallorca Southwest.
The ranking is based on the highest asking prices per square metre.
No. 1: Saint-Jean-Cap-Ferrat, French Riviera, France
The French Riviera is one of the most prestigious real estate markets in Europe. Saint-Jean-Cap-Ferrat, Saint-Tropez and Cap d’Antibes, in particular, are renowned for their international appeal, exceptional privacy and the very limited supply of beachfront properties. Saint-Jean-Cap-Ferrat tops the ranking as the place with the highest property prices, with prices of up to 113,000 euros per square meter for particularly exclusive properties.
No. 2: Marbella, Costa del Sol, Spain
Second place goes to the Costa del Sol. This Spanish coastal region offers wealthy individuals a low-key, sunny lifestyle, world-class infrastructure, and an environment open to the world. In Marbella, prices for prestigious beachfront properties reach up to 62,000 euros per square metre.
No. 3 and No. 4: Saint-Tropez and Cap d’Antibes, French Riviera, France
The third and fourth places also go to destinations in the south of France: Saint-Tropez, with prices of up to 61,000 euros per square metre, and Cap d’Antibes, where prices can reach 50,000 euros per square metre. While Saint-Tropez is renowned for its summer buzz and iconic port, Cap d’Antibes is more associated with privacy, expansive properties, and a peaceful atmosphere.
No. 5: Porto Cervo, Costa Smeralda, Italy
Next in the ranking is Porto Cervo, on the Costa Smeralda in Sardinia, which, with prices of up to 47,000 euros per square metre, is the most exclusive destination in Italy. This seaside resort is renowned for its marina, its characteristic architecture and its fine gastronomy.
No. 6: Mallorca, Balearic Islands, Spain
Mallorca is also one of the most exclusive residential destinations in the Mediterranean and is in sixth place in the ranking. The city of Port d’Andratx is particularly popular with international buyers looking for a mix of Mediterranean lifestyle, quality infrastructure and long-term value stability. Beachfront properties or homes with stunning sea views fetch the highest prices on the island, going up to €46,000 per square meter.
No. 7: Ibiza, Balearic Islands, Spain
Seventh place goes to the neighbouring Balearic island of Ibiza, which remains one of the most popular living destinations in the Mediterranean, with prices of up to €28,000 per square metre for beachfront properties. In addition to its renowned nightlife scene, the island also offers more secluded coastal areas, private estates and exclusive hideaways that are particularly popular with an international clientele.
No. 8: Portofino, Liguria, Italy
Located on the Ligurian Riviera, Portofino is one of Italy’s most prestigious coastal destinations and ranks eighth in the ranking. Renowned for its picturesque harbor, historic architecture, and proximity to exclusive marinas, the city offers international high-net-worth individuals an atmosphere that is both cosmopolitan and low-key. Beachfront real estate fetches prices of up to €25,000 per square metre.
No. 9: Quinta do Lago, Algarve, Portugal
Ninth place goes to Quinta do Lago, in the Algarve. This extensive gated residential and golf complex, characterised by spacious villas, golf courses and lush natural surroundings, exerts a strong international appeal and has a particular emphasis on an outdoor lifestyle. Prime beachfront properties reach prices of up to 20,000 euros per square metre.
No. 10: Mykonos, Cyclades, Greece
The Cycladic island of Mykonos, known for its whitewashed architecture, beaches and vibrant international nightlife, offers fine dining, water activities and a cosmopolitan and very international atmosphere. Prestigious beachfront properties reach prices of up to 17,000 euros per square meter.
Outlook: Limited supply supports price increases
Engel & Völkers predicts that demand for high-end beachfront real estate in well-established European coastal destinations will remain strong in the coming years.
“Particularly in well-established upscale destinations such as the Côte d’Azur, supply remains very limited, while international demand continues to be strong,” adds Marie Claire Sangouard, Managing Director of Engel & Völkers Côte d’Azur.
“The extremely limited availability of beachfront land, regulatory constraints, as well as the desire for security, privacy and a high quality of life among many high-net-worth individuals will continue to support the long-term appeal of this market segment. Island life and the connection to the sea form a symbiosis that transcends trends,” concludes Hans Lenz.
