The real estate developer Livory has laid the foundation stone for its YUNA residential project at Lückstraße 31 in Berlin-Lichtenberg. Four buildings with a total of 124 residential units and a café are being built on the site. Completion and occupancy are planned for the first quarter of 2028.
After completion of the preparatory construction measures, the project will enter the next construction phase with the laying of the foundation stone. The construction and service company Goldbeck, which operates throughout Europe, is implementing the project as general contractor and was involved in the planning of the project at an early stage.
The district councillor for urban development, construction and facility management Camilla Schuler (Die Linke) emphasizes: “Today’s laying of the foundation stone is a pleasing milestone for the development of our district. With YUNA, new apartments, attractive open spaces and a place where people will be able to enjoy living and shape their neighbourhood in the future. I am particularly pleased that the focus is on sustainable construction methods and a high quality of stay. I wish all those involved every success in the further implementation and am already looking forward to the completion of this important housing project for Lichtenberg.”

Combination of systematized and serial design
Goldbeck is realizing all four residential buildings using its systematized construction method. The company prefabricates essential building elements industrially in its own factories and assembles them into individual buildings on the construction site. This ensures cost-effectiveness and a high speed during construction. The serial principle is also used for the three rear buildings: recurring planning and building parts are developed once and then used several times.
The chosen construction method takes into account the specific framework conditions of the property: the rectangular layout of the plot is particularly suitable for the serial realisation of the rear buildings.
The living space will comprise 4,800 m², plus around 70 m² for the planned café. The majority of the apartments will have a private outdoor area in the form of a balcony, terrace or roof terrace. The outdoor facilities also offer a high quality of stay. Among other things, playground and common areas are planned for the future residents.
High living comfort and sustainable energy concept
The project relies on an energy and heat concept with heat pumps. A thermal insulation composite system façade, durable materials and a low-maintenance construction method help to make building operation efficient and reduce operating costs for residents.
The apartments will be built according to the Livory equipment standard. It combines high-quality, durable materials with living comfort and sustainability. These include floor-to-ceiling windows for plenty of daylight, external sun protection to support energy efficiency, underfloor heating in conjunction with heat pumps and high-quality sanitary equipment.
Urban living in Berlin-Rummelsburg
YUNA is being built in the Berlin district of Rummelsburg in the district of Lichtenberg and has very good public transport connections. The nearby Nöldnerplatz S-Bahn station and several bus lines ensure good accessibility. At the same time, the surrounding area offers a well-developed infrastructure with local suppliers, schools and daycare centers. The Rummelsburg Lake, which is within walking distance, offers additional leisure and recreational opportunities.
YUNA – A Livory Place
The project brand “YUNA – A Livory Place” picks up on the qualities of the location: peace, water and clarity characterise the architectural concept and are to be reflected in particular in the open spaces and the high quality of stay in the quarter. The name is derived from the Yuna tree, which stands for protection and retreat.
