STRATEGIS AG is expanding its real estate management division throughout Germany. After the company has so far focused on Berlin and Hamburg, integrated real estate management with the combinable modules of due diligence, property management and transaction will be offered nationwide in the future. The first new mandates in Frankfurt am Main and Düsseldorf are being processed.
STRATEGIS has created the basis for expansion in recent years with the extensive digitization and automation of its property management processes. Administrative tasks are controlled centrally and digitally. At the same time, the company relies on personal presence on site with direct contact persons for owners and tenants. This onsite-offsite model enables a high quality of support with efficient and transparent processes.
“We are currently seeing a high demand for real estate management that is not limited to pure management. On the part of owners and asset managers, the requirements have increased considerably, and modern property management must meet this situation. In many portfolios, maintenance and active management have been neglected in times of low interest rates and rising book values. Since the interest rate turnaround, this no longer works. Today, values must be actively secured and developed again. Management plays a central role in this,” says Roland D. Schleider, Head of Business Development at STRATEGIS AG. “Our advantage here is the integrated approach: If we accompany an investor during the acquisition, we can transfer the findings from the due diligence to ongoing real estate management without any loss of information. In the event of a later exit, we in turn hand over a professionally managed and transparently documented property to the sales process. In this way, we accompany a property throughout the entire investment cycle.”
Roland D. Schleider has been strengthening STRATEGIS since 1 August 2026 and will in particular drive the Germany-wide business development in property management. The real estate expert has more than 30 years of experience in investment, asset and property management and has worked for Apleona, DWS Real Estate, DIC Asset and CR Investment Management, among others.
The focus of the expansion is on A, B and C cities as well as regions in which an economically sensible order of magnitude of units or space can be managed. In doing so, STRATEGIS is continuously exploring the locations where it makes sense to set up its own offices in the future. In addition to institutional investors, funds, asset managers and family offices, the offer is also aimed at international investors entering the German market as well as investors who are taking over real estate portfolios with increased management and optimisation needs.

In both existing properties and new-build districts, professional management is one of the decisive levers for stabilising income, optimising costs and securing the value of a property in the long term. In recent years, we have consistently digitalised, automated and certified our processes. As a result, we can now economically transfer our approach to other locations without compromising on on-site support,” says Sascha Nöske, CEO of STRATEGIS AG.
STRATEGIS currently manages around 7,000 administrative units for institutional and private clients in the capital region of Berlin-Brandenburg and Hamburg.
