Hines, a global real estate investor, developer and manager, has been able to win another retail tenant for its refurbishment project “Le Coeur” on Düsseldorf’s Königsallee. The French company Diptyque has rented about 100 square meters in a direct location on the Kö. The mixed-use building is thus attracting the first international luxury brand to the former bank side and, together with the two other retail tenants, Juwelier Hestermann and Label Kitchen, is making a significant contribution to the revival of the western Kö.

The Parisian manufacturer and retailer of unique perfumes, candles, care products and decorative items Diptyque will open its first own store in Düsseldorf in “Le Coeur”. In keeping with the exclusive location on Königsallee, the brand will be able to offer its entire range of products there.
“The lease has once again shown that our concept of a multi-purpose building as a place of encounter and interaction is successfully taking hold and is attracting a great deal of interest overall,” says Benjamin Biehl, Senior Managing Director at Hines. “In addition, of course, the sustainable character and location of ‘Le Coeur’ play a major role.”
Located between Königsallee, Benrather Straße, Breite Straße and Trinkausstraße, “Le Coeur” is being built in a mixture of old and new buildings with different facades and comprises a total of 47,000 square metres of office, retail and restaurant space. The pre-letting rate is approx. 80%. In addition to the listed façade, more than 50 percent of the existing building fabric, including the basement, will also be retained. This enables CO₂ savings of around 3,560 tonnes.
“Le Coeur” has already been awarded a DGNB Platinum pre-certificate and Smartscore certification. The project is scheduled for completion in the second half of 2026.
