Occupancy rate at around 86%
S&P Commercial Development, a subsidiary of the Sontowski & Partner Group, has leased two more spaces in Nuremberg’s high-rise office building “The One”: SAUTER Deutschland, a specialist in smart building technology and facility services, and AS Physio/AS Fitness, operator of a future-oriented physiotherapy and fitness centre, are moving into the 50-metre-high new building. With the conclusion of the leases, the occupancy rate of the new landmark in the north of Nuremberg has risen to around 86%.
The SAUTER company will move into around 700 m² on the 8th floor, thus replacing the existing locations in the region in the “The One” bundle. SAUTER specialises in building automation, among other things, and is represented at over 30 locations throughout Germany. As a technology partner, the company knows the building very well, as the entire building automation system comes from SAUTER. At the heart of the technology is an intelligent control system for heating, ventilation, lighting and shading, which not only ensures greater comfort but also high energy efficiency. In addition, SAUTER takes over all facility services in “The One” and thus becomes a holistic lifecycle partner.
Another user is the AS Physio/AS Fitness health centre, which will use around 700 m² on the 6th floor for the construction of a modern health centre with physiotherapy, holistic training and fitness offers. The space complements the offer of the Preventive Care Center, an interdisciplinary specialist and preventive care center, which has already rented two floors of the building.

With a height of around 50 metres, twelve storeys and around 10,000 m² of usable space, “The One” is one of the most modern office buildings in Nuremberg. In addition to striking architecture and flexible floor plans, the building impresses with its technical infrastructure, sustainable construction and a wide range of services, gastronomy and health-related uses. The building is aiming for DGNB certification in gold.
