OSMAB revitalises existing property in Cologne-Kalk

The OSMAB Group (“OSMAB”), a Germany-wide investor, project developer, asset manager and portfolio holder with a focus on office and logistics properties, has started the comprehensive revitalization and modernization of the office property at Gottfried-Hagen-Straße 36 near the city center in Cologne-Kalk. The goals of the modernization measures are not only to increase and maintain value through a contemporary appearance and equipment, but also to increase the quality of stay and reduce ancillary costs through energy savings.

The property with 2,157 square metres of usable space was built by OSMAB in 2006 and is part of an office park comprising a total of eight properties. In addition, the property has a photovoltaic system with an output of 60 kWp and 32 parking spaces, 18 of which are located in the underground car park. The office property, which can be occupied after completion of the work in the fourth quarter, is available for full occupancy as well as in partial areas from around 694 square metres. In addition to a new façade, the extensive modernization measures include a redesign of the interior furnishings. OSMAB has already completed the modernisation of the office and medical centre at Rolshover Straße 99/99a on the site in 2024.

“We always focus on sustainability in our properties – ecologically, socially and economically. And after a certain period of time, this includes both energy-efficient renovation and maintaining and expanding the attractiveness of the space for tenants. After all, if we originally developed a solid property with good construction quality in an attractive location, then revitalisation is an attractive investment in order to maintain and possibly expand profitability,” says Anton Mertens, CEO of OSMAB.

“Even during construction, the building structure was planned and implemented with great care – which is now paying off once again. This enables us to emphasise the spatial quality of this flexible office building through targeted interventions and to make it usable for modern work. At the same time, many things are technically feasible today – but it takes the courage to leave familiar patterns behind,” says Natalja Jeske, project developer at OSMAB.
