ABG Real Estate Group has extended three leases with a total area of around 5,500 sqm in the newly positioned Hamburg office building 34HAMMBERBROOK. This means that Vodafone GmbH, EHA Energie-Handels-GmbH & Co. KG and the FernUniversität in Hagen will remain in the former VTG Center at Nagelsweg 34.
“The extensions of three contracts by existing tenants are a strong signal of confidence. This applies both to the quality and location of the property as well as to our proactive commitment as owners and asset managers,” comments Christian Bock, Managing Director of ABG Investment and Asset Management at ABG Real Estate Group.
34HAMMERBROOK is a multi-tenant office property with around 22,750 sqm of rental space. The areas offer flexibly divisible units between 700 sqm and 2,700 sqm per floor. Following VTG GmbH’s planned move-out, potential tenants are expected to be able to move into a further 15,000 sqm of newly designed office space from mid-2026. The building includes 288 underground parking spaces and 13 outdoor parking spaces.
Located directly on Nagelsweg with maximum visibility, the building complex offers its tenants a prestigious office address. Each of its four components has a green inner courtyard. Repositioned and redesigned, the ensemble can be divided into individual buildings and offer an address-forming house-in-house solution.
ABG Real Estate Group acquired the eight-storey property in the Hammerbrook district, which is part of the City-Süd, in 2022. The multi-award-winning property is being conceptually redesigned. The focus is on upgrading the outdoor areas, the comprehensive renewal of the technical building equipment and the implementation of innovative new work concepts that meet the contemporary requirements for flexible and inspiring working environments. In doing so, the ABG Real Estate Group is sending a clear signal to further develop 34HAMMERBROOK both economically and in terms of design and function.
