The new construction project “Roelcke 111” of WvM Berlin Immobilien + Projektentwicklung GmbH in Berlin-Weißensee is approaching its next milestone: The shell of the four residential buildings has been completed. At the same time, the interior work is underway and is already advanced in parts. Work on the outdoor facilities has also begun: the areas for green spaces, neighbourhood square and play area are in preparation.

The project comprises a total of 49 condominiums – from 2-room apartments to 5-room apartments, supplemented by eight penthouses and three townhouses. The living areas range from about 43 to 150 square meters. For the future residents, 41 underground parking spaces will be created, which will be equipped with pre-equipment for electromobility. The centrally located, around 250 square metre green neighbourhood courtyard is planned as a communal communication and meeting space.

“We are well on schedule and with the completion of the shell construction work, we have reached an important milestone. Occupancy is scheduled for spring 2026, and around half of the apartments have already been occupied,” says Dr. Clemens Paschke, Managing Director of WvM Berlin Immobilien + Projektentwicklung GmbH. “The fact that we are also looking back on ten years of wvm this year is a clear signal for us: In a challenging market situation, we are showing that projects can be implemented reliably – from planning to completion.”

The ensemble bears the name of the Berlin art gardener Hermann Roelcke (1832–1896), whose work inspired the design idea: open, green areas that continue into the inner courtyard. Four buildings are grouped around this central open space – a street-side apartment building, two free-standing city villas and another building with three townhouses.

In addition to architectural and open space planning aspects, the project relies on energy-efficient technologies such as heat pumps and a photovoltaic system to generate electricity. The direct electricity model enables the apartments to be supplied with green electricity from the PV system. The extensive green roof also contributes to climate protection.

The building is being built in a sought-after location: Berlin-Pankow is the most populous district in Berlin and, according to the Berlin Senate’s forecast, will continue to grow at an above-average rate for 2040.
