The real estate-focused investment and asset manager aam2core is taking over the asset management of an East German residential portfolio with around 3,400 residential units. The portfolio comprises 145 properties with a total lettable area of around 204,000 m². The client is the owner of the portfolio, ACCENTRO Real Estate AG, headquartered in Berlin.
The mandate is part of aam2core AG's "Residential" business area, which continues to grow and at the same time strengthens the Asset Management as a Service division.
The mandate includes the preparation and implementation of the business plan, the ongoing management of the portfolios, the support of planned investment measures and support in the event of sales. A team of portfolio management, asset management, technology and controlling, which has been put together especially for the mandate, bundles operational responsibility for all locations. The focus is on reducing vacancies, implementing potential rent increases and the targeted upgrading of the portfolios.

The properties are located in Saxony, Saxony-Anhalt and Thuringia. With its branches in Berlin and Leipzig, aam2core is directly represented in the target area. The portfolio is spread across medium-sized and small towns such as Klingenthal, Königswartha and Seeland as well as the larger centres of Halle, Gera and Dessau-Roßlau. The locations are characterised by stable rental demand. Most of the buildings date from the 1950s and 1960s. The mix of apartments is mainly characterised by two- and three-room apartments.
