AIF Capital Group has signed a lease agreement with TEDi GmbH & Co. KG (TEDi) for 1,550 m² of retail and ancillary space in the parking and commercial building Am Kronengarten 4-14 in Hilden, North Rhine-Westphalia. The reopening of the enlarged area is planned for October 22, 2025. The property is in the portfolio of the open-ended special AIF Parkhausfonds I. The focus of the investments is on multi-storey car parks, underground car parks and retail. The lease has a term of 10 years.
Attractive city centre location with a strong tenant mix
The Am Kronengarten park and commercial building combines 302 parking spaces in a highly frequented inner-city location with around 2,500 m² of commercial space on the ground floor. The convenient location parallel to the Mittelstraße pedestrian zone makes the property a central point of contact for retail and local supply in the city of Hilden. In addition to TEDi and the organic market denn’s, there is also a hairdressing salon on the ground floor.

Parking garage as a guarantor of customer attractiveness
The multi-storey car park is managed by a long-term lease agreement with Contipark. The combination of tenants with strong credit ratings, a central location and good accessibility ensures the high attractiveness of the location and strong demand for the multi-storey car park – a decisive factor for the attractiveness of the commercial space.
