The Lindhorst Group, a family-run group of companies with activities in the construction and real estate business areas, among other things, is building the Allertower in the city of Celle, the southern gateway to the Lüneburg Heath, thus creating a lighthouse project in the region. The housing concept is primarily designed for “young living” and the needs of trainees and students.
76 furnished apartments for young living and 14 classic rental apartments in various sizes are planned: An der Promenade 1 directly at the city harbor in Hafen City on the centrally located Allerinsel in 29223 Celle (Lower Saxony). The construction project is based on the development plan no. 138 I “Allerinsel” and is being implemented by the company Olaf Joop Projektbau as the general contractor with the completion target of spring 2028. The pile foundation for the foundation is currently underway, so that construction for the Allertower will start at the beginning of June 2026.
“We are a company from the region and see that affordable housing for trainees and students in the district is unfortunately scarce. This makes it more difficult for local companies like us to recruit staff,” says Alexander Lindhorst from the Lindhorst Group. “With the Allertower as a true lighthouse project for the city of Celle, we are now going on the offensive and taking the scepter for our region into our own hands, because we want to increase the number of our trainees enormously. There is a need for appropriately designed inner-city housing offers with excellent infrastructure connections, such as here directly at the city harbour in the old town of Celle. Of course, we are not limiting the rental to the trainees and employees of the Lindhorst Group, the new residential units are also to be offered to the general public.”
Celle’s Lord Mayor Jörg Nigge on the project: “The Allertower is a legacy of my predecessors, which I nevertheless wanted to implement. But we have prefaced the project with a new premise: How can we get young people excited about our city? By now, even the last person should have understood that the settlement of a university is pure utopia. But the project that we are now implementing with Wohncarrée Allertower GmbH, a company of the Lindhorst Group, focuses specifically on young people. 76 training apartments are being built here, also for dual students, and thus also 76 more subsidized housing units in our city. These are attractive micro-apartments in the 1-room segment. A housing format that has been missing in Celle on this scale so far. I am pleased that we have found an investor with whom we can fully meet these needs. Last but not least, the goal set by the administration and me to create 100 subsidized housing units in Celle after years of fallow land is even far exceeded. We have already scratched the 100 with the start of construction on the Nordwall. Now 76 more are being added. Someone in Celle should imitate us first.”
ABOUT THE ALLERTOWER CELLE
The residential tower with a height of around 30 metres and eleven floors will be built on the approximately 1,410 square metre site on the Allerinsel, which is located on the old town and directly on the city harbour on the banks of the Aller. The Allertower will fit harmoniously into the cityscape with its modern, bright architecture and clear lines. The loosened façade is planned in sandstone-coloured clinker brick and is interspersed with generous window areas and balconies (for the classic apartments) with glass balustrades.
The entire building is planned in terms of energy efficiency in accordance with the KfW 55 standard and is also aiming for DGNB silver status after completion. Heating is provided by local heating and a 160 square metre solar system will generate green electricity on the extensively green flat roof. Rainwater is kept on site and seeps away.
A main and a side entrance provide access to the interior of the Allertower, which will comprise a total gross floor area of approx. 5,260 square metres. On the ground floor, spacious rooms are available for community activities of the residents, which are equipped with a kitchen and toilets. Here you will also find the storage rooms for some of the apartments on the upper floors as well as access to the elevator, staircase and a bicycle storage room.
There are also 24 car parking spaces available on the site, some of which are covered and some of which are equipped with e-charging facilities. Two parking spaces are wheelchair accessible. In addition, parking spaces for about 90 bicycles will be set up, partly in the interior bicycle room, partly outside with roofing. There will also be e-charging facilities here.
YOUNG LIVING IN SMALL SHARED FLATS AND SINGLE APARTMENTS
From the ground floor to the sixth floor, eight small shared flats for two residents are available for trainees and students with a shared cooking and dining area, shower room, storage room and two separate living-bedrooms in sizes with total living space between 34 and 45 square metres.
In addition, there are 68 single apartments, each with a living-bedroom, cooking facilities and shower room in sizes between 22 and 26 square metres. Ten of the apartments are wheelchair accessible.
An additional storage room is available in the building for each apartment. Centrally arranged areas with washing machines for the use of the residents are also planned.
The rent structure in young housing will be based on the possibilities of trainees and students. The future tenants will need a certificate of eligibility for housing. Rental conditions will be announced at a later date.
14 APARTMENTS FOR RENT WITH A TOP VIEW
On floors seven to ten, 14 classic rental apartments with a modern layout and a good view over the city of Celle will be built. The sizes vary between two and four rooms with living areas between 46 and 138 square meters. In addition to a living room and bedroom, each apartment also has areas for cooking and eating, a shower room, and sometimes separate toilets. In addition, a hallway, a storage room and balconies or roof terraces are planned.
