Numa, Workspot and SportCity signed long-term leases in the heart of Rotterdam’s business district
Aroundtown, one of Europe’s largest real estate companies, successfully converted the former office building Coolse Poort at Coolsingel 139 in Rotterdam partially into serviced apartments. As part of a comprehensive redevelopment, the property was fully renovated and technically upgraded, ensuring it meets modern user expectations and supports a long-term value creation strategy. New long-term leases totaling approximately 16,800 sqm have been signed with several new tenants, including Numa, Workspot and SportCity.
Numa has moved in already and started operating 240 modern serviced apartments with kitchenettes covering 8,500 sqm, adding high-quality hospitality facilities to the building. Workspot is leasing 4,100 sqm for their business and congress center, and SportCity is offering modern fitness and health facilities covering around 2,300 sqm. The leasing successes underscore the ongoing revitalization of this prime city center property: with its diverse tenant-mix of hospitality, office, fitness and retail, Coolse Poort is being consistently developed into a modern mixed-use location that will sustainably revitalize the building and generate additional footfall for the city center.

Coolse Poort comprises a total of around 28,000 sqm. The metro station Beurs is directly opposite the main entrance and ensures excellent public transport connections. The striking architecture makes the building an urban landmark. Amenities such as the new sky lounge, high quality entrance areas, flexible meeting center, roof terraces and parking facilities further enhance the building’s appeal and support a wide range of user needs. The renovation of Coolse Poort has significantly improved the building’s sustainability performance. High sustainability standards guided all investments, including heat pumps, advanced air handling units, LED lighting, and electric boilers. These upgrades have led to a major improvement in the energy label, delivering Paris-Proof office, retail, and sports spaces. The BREEAM framework was applied to ensure optimal user comfort and experience, alongside best-in-class performance in energy efficiency, water management, and waste reduction. Coolse Poort is expected to achieve BREEAM Excellent certification by the end of 2026.
