With effect from 1 October 2026, Art-Invest Real Estate has taken over the asset management of the Axel Springer Campus on behalf of Norges Bank Investment Management. The building in Berlin-Mitte is the headquarters of Axel Springer SE and was completed in 2020. Furthermore, both companies plan to make further joint investments in office property in Germany’s key metropolitan regions over the coming years.
The Axel Springer Campus in Berlin is an architecturally striking office and media building. It was designed by the internationally renowned architectural firm OMA, founded by Rem Koolhaas. The campus is situated at Zimmerstraße 50 in Berlin, right next to the former border strip of the Berlin Wall. It symbolises Axel Springer’s transformation from a traditional publishing house into a digital media and technology company.
The property comprises around 52,700 square metres of lettable space and offers room for approximately 3,500 workstations. A defining architectural feature is the diagonal atrium, which is around 45 metres high. The terraced workspaces are designed to encourage communication and collaboration throughout the building. The property is DGNB Gold-certified and is let on a long-term basis entirely to Axel Springer.
Guilain Decrop, Co-Head of Europe, Real Estate at Norges Bank Investment Management, says: “Through this partnership, we aim to further strengthen our presence in the German office property market. We are delighted to entrust the management of the Axel Springer Campus to the experienced team at Art-Invest Real Estate. At the same time, we intend to significantly expand and further diversify our German portfolio through joint investments in high-quality office properties in the leading metropolitan regions. This collaboration is in line with our strategy of investing alongside specialist property managers. We look forward to partnering with Art-Invest Real Estate, which has a broad presence across the key German property markets.”
Markus Wiedenmann and Jan Dührkoop, Managing Directors of Art-Invest Real Estate, commented: “We are delighted and honoured to take over the management of the prestigious Axel Springer Campus with our Berlin team. We are also looking forward to working with the highly professional investment team at the Norwegian sovereign wealth fund. Together, we intend to capitalise on the attractive opportunities for large-scale office investments that the current market cycle presents.”
