As part of a structured sales process, the real estate developer and investor AVENTOS has sold a plot of land in the immediate vicinity of its Berlin commercial campus LUXWERK to the EPISO 6 fund managed by Tristan Capital Partners. Three data centers are to be built on the sold, approx. 28,400 square meter site. In the run-up to the sale, the seller contractually secured a connected load of 63 MVA for the property. The plans envisage three three-storey data centre buildings, a substation and a reception building. The purchase price was not disclosed. The neighbouring LUXWERK site also covers a plot area of around 90,000 m², which is being developed by AVENTOS.
“After we have reached a decisive milestone in the value chain in the development of the data center in Siemensstadt with the contractual securing of the power supply, the planned sale was a logical step. It allows us to concentrate our capacities on other projects such as the development of the neighboring LUXWERK,” says Viktor Schulte, Development Partner at AVENTOS.
Part of the waste heat from the data center will be used to heat the LUXWERK site, which is currently under development, which will promote the sustainability of the new campus.
The new data center is being built at Nonnendammallee 61 in the Berlin district of Siemensstadt. This means that it is only 500 meters away from the Berlin Internet exchange point at NTT and at the same time close to the connections of several fiber optic providers. Due to its proximity to important Internet and telecommunications infrastructure, the future data center will have a high degree of connectivity.
